Fen Meadow is a 330-unit residential development on the periphery of Southampton. The sale of this site to a top 10 housebuilder is a perfect example of Intelligent Land’s expertise in housing land supply and land value optimisation. Having joined the project following refusal of permission, we were part of the team that secured a positive appeal decision on the basis of being able to provide Expert Witness services at the public inquiry which evidenced a significant five-year housing land supply shortage and the sustainability of the site. After winning the appeal, Land Value Optimisation techniques were applied by the Intelligent Land team identifying areas within the approved scheme where both value and quality could be improved. A revised interpretation offered fewer but better units on the site and land value increased by some 41%.
